Contexto: La tierra agrícola constituye un recurso productivo limitado y un activo estratégico para la seguridad alimentaria y la sostenibilidad de los sistemas agropecuarios. Objetivo: Determinar los principales factores que explican el valor de los predios agrícolas de la provincia de Chupaca, región Junín, Perú, a partir de sus características edafológicas, económicas y ambientales. Metodología: Se desarrolló una investigación básica, de nivel descriptivo-explicativo, con diseño no experimental, transversal y correlacional-causal. La población estuvo constituida por 174 predios agrícolas y se evaluó una muestra probabilística de 120 propietarios mediante encuestas, observación directa y trabajo de campo. Los datos se procesaron con estadística descriptiva, correlación de Pearson y regresión lineal múltiple basada en el método de precios hedónicos, mediante SPSS versión 23.0. Resultados: El modelo fue globalmente significativo (F = 85,56777; p < 0,0001) y explicó el 81,96 % de la variación del valor de los predios. El área (β = −0,309) y la distancia al centro provincial (β = −0,025) mostraron efectos negativos, mientras que el tipo de suelo (β = 0,170), las características económicas (β = 0,082) y las ambientales (β = 0,149) presentaron efectos positivos y significativos. El registro de propiedad no resultó significativo (p = 0,2017). Conclusión: La valoración de la tierra agrícola en Chupaca depende principalmente de la calidad del suelo, la accesibilidad, la infraestructura y disponibilidad de riego, y las condiciones ambientales, por lo que los resultados constituyen una base técnica para la tasación rural, la planificación territorial y la inversión agraria.
Context: Agricultural land constitutes a limited productive resource and a strategic asset for food security and the sustainability of agricultural systems. Objective: To determine the main factors that explain the value of agricultural properties in the province of Chupaca, Junín region, Peru, based on their edaphological, economic, and environmental characteristics. Methodology: Basic research was conducted at a descriptive-explanatory level, with a non-experimental, cross-sectional, correlational-causal design. The population consisted of 174 agricultural properties, and a probabilistic sample of 120 owners was evaluated through surveys, direct observation, and fieldwork. Data were processed using descriptive statistics, Pearson correlation, and multiple linear regression based on the hedonic pricing method, using SPSS version 23.0. Results: The model was globally significant (F = 85.56777; p < 0.0001) and explained 81.96% of the variation in property values. Land area (β = −0.309) and distance to the provincial capital (β = −0.025) showed negative effects, while soil type (β = 0.170), economic characteristics (β = 0.082), and environmental characteristics (β = 0.149) presented positive and significant effects. Property registration was not significant (p = 0.2017). Conclusion: The valuation of agricultural land in Chupaca depends mainly on soil quality, accessibility, infrastructure and irrigation availability, and environmental conditions; therefore, the results constitute a technical basis for rural appraisal, territorial planning, and agricultural investment.
